This building being a focal point of the community, CIRUS were contracted to demolish the existing structure and construct a new community centre and pupil referral unit on a design and build basis for the London Borough of Brent. Being situated on a flood plain, the design had to comply with the requirements of the environment agency as well as satisfy the requirements of the BREEAM rating. In order to maximise the available floor area without increasing the ground footprint the first floor was cantilevered which formed an integral feature of the design. The building is designed to be fully DDA compliant with Doc M toilets, showers and a disability lift. In addition to the main building works the clients also requested CIRUS to carry out land reclamation works to the car park where the adjacent river had eroded a third of it away over previous years. This was achieved by the installation of rock filled gabion baskets, with a new car park structure formed over.
